Residential leases

Under Pennsylvania law, landlords and tenants have a lot of room to negotiate specific terms in their leases. There are some provisions that are prohibited by law, but generally, the courts will defer to the terms of the lease. That makes it extremely important for you to review your lease with an experienced attorney before binding yourself to that contract.

Advice and counsel

In some cases, you may need help understanding the legal implications of a situation that arises with your landlord or tenant. We help by reviewing the lease and other documents and meeting with you so you understand your legal rights and options. If it makes sense for you to pursue legal action against your landlord or tenant, we will help you with that as well.

Evictions

Unfortunately, the landlord-tenant relationship sometimes breaks down and the tenant faces eviction. We represent landlords and tenants in eviction proceedings, so we know the best approaches to take from both sides.

Landlord-tenant lawsuits

Some disputes between landlords and tenants wind up in court after the tenancy is complete. Since eviction is not an issue after the tenant moves out, the only issue has to do with money damages. We represent landlords with the following claims against tenants:

  • Early move-out violations of the lease
